Interview with Juanlu Cruz, Co-CEO and Co-founder of Inversiva, a company owned by Abast
What is Inversiva and how is it different from other real estate investment companies in Spain?
Inversiva is a company that helps individuals invest their savings in the real estate sector in a 100% passive way. The experience was very positive as we had the opportunity to learn about the trends in some of the sectors that most affect our lives. In addition, we had the opportunity to network and meet people with very interesting stories from whom we can learn a lot.
What shared vision of the real estate sector in Spain did you see at the event?
The main current problem that was discussed, taking advantage of the event's audience, was the great difficulty that young people will have in becoming homeowners, due to the stagnation of salaries, the difficulty of saving and the rise in prices due to the shortage of supply.
What advantages do you think real estate investment will offer in 2025 compared to other investment options?
Investing in real estate has many advantages, but there are 3 very relevant ones:
1 – The first is that we are investing in an asset that covers a primary need, so if you invest in a good area, you will always be able to make a profit on your investment.
2 – The second is that it generates a constant monthly income, which allows you to live better on a day-to-day basis by having more capital available to spend.
3 – The third, and the most important one in 2025, is that it allows you to leverage yourself with the bank, and buy an asset worth 200,000 euros by putting only 50,000 out of your own pocket. This 2025, with the drop in interest rates, real estate investment will become the preferred option for private investors.
What factors do you take into account when choosing the apartments that are part of the project?
The most important thing about a real estate investment is the location, because it is the only thing that cannot be changed. This is what we focus on the most. A good location also ensures a high demand, which allows you to choose good tenants, and forget about problems with squatters, non-payments and headaches in the future. A great location also offers you a great revaluation, since it is in the best areas where the price of housing rises the most, reaching increases of 10% annually in recent years, in cities such as Valencia, Malaga, Alicante, Madrid, Zaragoza, etc.
What are the business growth prospects for Inversiva in the coming years?
At Inversiva we are obsessed with generating impact, and being able to help more families every year to start generating their real estate assets, and thanks to this, live better. In 2024 we have helped more than 200 families, and by 2025 we hope to be able to help more than 400 families to start making their savings profitable in the real estate sector, and help them ensure a secure and stable financial future.
